Good question, there are a few reasons for this happening, from extreme weather events such as in Texas, to the pandemic, and of course this is a national/macro view. Every micro markets have their own influences on inventory. Basically, depending on the micro market, this is, for now, a sellers market. The inventory is low, and with less supply, and high demand(due to low interest rates), sellers have a leg up. This has caused increased sales prices (home values). Currently Interest rates are trending up, there are many people who are behind in mortgage payments, so time will tell if this is sustainable. It will depend on government intervention and the recovery of the economy. 🙂
